For some time we have felt that there is a certain body of information on radon that homeowners, homebuyers, home sellers, and real estate agents NEED to know in order to best address it. We decided to use our 25 years of experience to post articles that we feel will be a good resource

Things that can affect a radon test

  1. Make sure you get a valid test
  2. The type of test performed
  3. Is it an approved device?
  4. Has the device been recalibrated in the last year?  (Mfgr documentation provided for it?)
  5. Were all applicable radon testing protocols followed to insure a good test?
  6. Did tester sign a statement on their test report that all these protocols were followed?

The type of test device used


  • Is it an approved device?
  • Has the device been re-calibrated in the last year? (Mfgr documentaiton provided for it?)
  • Were all applicable radon testing protocols followed to ensure a valid test
  • Was the individual conducting the test "certified" by national radon proficiency program in test measurment?


Where was the test device deployed?  


How many test devices were used?


Was it positioned AWAY from windows and exterior doors?


Were anti-taper features utilitzed, if deemed "necessary"


Was the air handler running at set a representative temperature for the given time of year (fall, winter, spring, summer)


Were close house conditions met for at least 12 hours before a test was started?


Was more than one test used to characterize the radon across the house, if needed? (Basement, upstairs, crawl space, extended slab?)


Were all the exterior doors and windows closed during the test?


At what height was the test device stored?  (NOT on the ground but at least 24 inch height)


Were test devices deployed away from HVAC supply ducts?


Were fans that might increase the negative pressure in a house running? (Like attic fans or bathoom fans)


Were instructions given to occupants about entry and exit during a test? (Quick entry and exit)


Did a seller sign a non-interfence agreement>


The BEST type of test for real estate is a week long test. Homeowners should go a minimum 90 days (through 2 heating seasons).


Where is the best place to deploy a test?  (is checking a box the priority or the safety of future residents) I tend to do BR's - since most time spent there)


How is the processing of results handled>? We feel the best test integrity is printing them out on the spot to see the hourly levels


  (Higher degree of confidence that you know you got YOUR tests vs one from "back at the office"!)


Our knowledge of radon mitigation will also affect our testing because we have learned the hard way what we need to delineate ALL radon sources!
